Insurance for Landlords

We place every line a rental-property owner needs — liability, umbrella, and more — and we lead with the coverage that protects the investment itself: landlord property coverage, shopped across carriers for the best qualified price.

A full program, led by Property

Every coverage a rental needs — starting with the one that protects the asset.

KHT places the complete program for rental-property owners: landlord property coverage, owner's liability, loss of rental income, umbrella, and — when you own several properties — a schedule that brings them under one roof. Whatever your portfolio carries, we can quote it without making you re-explain the same building three times.

But we lead with property and the income it produces, because that's where a rental owner's real exposure lives.

Landlord Property & Income

Not your home — an income-producing asset, and a personal homeowner's policy won't cover it as one. Landlord insurance is built around the risks of ownership: damage to the structure, your liability as owner, and the rent you'd lose if the place went dark.

It's also priced differently by property. A single duplex, a handful of single-family rentals, and a small apartment building don't face the same risk — and the carriers who price them well aren't the same.

That's what an independent broker is for: matching the property to the market that prices it best, instead of a one-size online quote.

Building & structure

Repair or rebuild costs when the property is damaged by a covered event — the core of what your investment is worth.

Landlord liability

Defense and damages if a tenant or visitor is injured on the property and the claim lands on you as the owner.

Loss of rental income

The rent you'd otherwise collect, covered while a covered loss makes the unit uninhabitable and being repaired.

If your business needs it, we likely write it.

Eighteen commercial lines across four areas — from the policies every business carries to specialty and surety coverage.

Early renewal quotes

We quote your renewal well ahead of expiration — giving you time to review and compare, not a take-it-or-leave-it the day before.

Multiple carriers, lowest qualified quote

We shop across markets and recommend the best-fit, best-priced option.

Owners on your account

An established, owner-led team. When you call, you speak directly with the people responsible for protecting your business.

The renewal difference

Coverage that keeps up with the portfolio.

Property owners get burned by renewals that arrive too late to shop and by gaps nobody flagged until a claim. Here's how we handle it instead.

At placement

We match the property

We look at property type, condition, location, and occupancy — and place it with a carrier that actually wants that risk at a fair price.

Ahead of renewal

We quote early

Your renewal gets shopped well before expiration, so you have time to compare instead of accepting a number the week it's due.

As you buy

The schedule grows with you

Add a property and we fold it into the program — one point of contact, one coherent schedule, no scattered policies to track.

common questions

The questions Landlords ask.

Isn't my homeowner's policy enough for a rental?

No. A homeowner's policy is written for an owner-occupied home and generally excludes property you rent to others. A landlord policy is built for a rental as a business — covering the structure, your owner's liability, and lost rental income.

Do you cover more than one property on a single policy?

Often, yes. When you own several rentals we can schedule them together so you have one point of contact and one renewal cycle instead of a pile of separate policies. We'll structure it around what you actually own.

Does this cover the rent I lose if the unit is unlivable?

It can. Loss-of-rental-income coverage replaces the rent you'd have collected while a covered loss makes the unit uninhabitable and it's being repaired. We'll make sure the limit reflects your real rent roll.

My lender requires proof of insurance — can you handle that?

Yes. Lenders routinely require coverage and to be named on the policy during a mortgage. We place coverage that meets the requirement and issue the certificate or evidence your lender needs.

Should my tenants carry their own insurance?

Your policy covers the building and your liability as owner — not your tenants' belongings. Many owners require tenants to carry renters insurance, and we're glad to explain how the two policies work together.

Do I have to move my other coverage to work with you?

No. Many owners come to us for a single rental first, then consolidate the rest of the portfolio later. There's no requirement — property is where we lead.

Quote your landlord coverage.

Start with one property or your whole portfolio — tell us about the properties you own and we'll shop it. Or call and talk it through with the people who'll actually handle your account.
