Builders risk

Coverage for a project while it's under construction

A building under construction isn't covered by a standard property policy. Builders risk protects the structure, materials, and equipment during the course of construction — through completion — and we structure it to the project and the parties involved.

WHAT BUILDERS RISK COVERS

The window between groundbreaking and completion.

Builders risk insurance — also called course-of-construction coverage — protects a structure while it's being built or renovated, along with the materials, fixtures, and equipment intended to become part of it. It fills a specific and important gap: a standard commercial property policy covers finished buildings, not the vulnerable period when a project is partially complete, materials are on site, and the structure is exposed.

During construction, a fire, storm, theft, or vandalism can destroy not just materials but weeks or months of progress. Builders risk responds to that physical loss, and can be extended to cover the soft costs a delay creates — additional interest, extended permits, and lost income when completion is pushed back. The policy runs through the course of construction and ends when the project is complete and occupied.

Who buys the policy, whose interests it names, what soft costs it includes, and how long it runs all depend on how the project is structured and what the contract requires. Aligning the builders risk policy with the construction contract and every interested party — owner, contractor, lender — is where an agent experienced in construction earns their place on the project.

common questions

The questions we hear the most

Why can't I use a regular property policy during construction?

Standard property policies are written for completed, occupied buildings and generally exclude structures under construction. Builders risk is the coverage designed for that in-progress period.

Who should carry the builders risk policy — owner or contractor?

Either can, and the construction contract usually specifies. What matters is that the policy names every interested party — owner, contractor, and often the lender — so all are protected. We structure it to match the contract.

When does builders risk coverage end?

Typically when construction is complete and the building is occupied or put to its intended use. At that point, a permanent property policy takes over. We coordinate the handoff so there's no gap.

How is builders risk priced?

By the project's total completed value, construction type, duration, and location. Start a quote or call with your project details and we'll shop it with multiple insurance companies.
