Landlord insurance

Protection for the property you rent to others

Renting out commercial or investment property carries risks a homeowner's or standard property policy won't cover. Landlord insurance protects the building, your liability as an owner, and the rental income you depend on.

WHAT LANDLORD INSURANCE COVERS

Owning property others occupy is its own risk.

Landlord insurance protects owners of rental and investment property against the specific exposures that come with leasing space to tenants. It typically combines property coverage for the building and owner's contents with liability protection for claims arising from your ownership — and, importantly, loss-of-rent coverage that replaces the income you lose when a covered event makes the property untenantable.

The gap it fills is real. A homeowner's policy won't cover a property you rent out, and a tenant's own policy protects their belongings, not your building or your liability as the owner. Between physical damage, injury claims from tenants or their visitors, and interrupted rent, an uninsured or underinsured rental can turn an income-producing asset into a serious loss.

Rental exposures vary widely — a single retail unit, a multi-tenant office, a mixed-use building, or a portfolio of properties each call for different structuring. Matching your specific holdings to the right coverage and carrier is where an independent agent who shops the market keeps you properly protected and fairly priced.

common questions

The questions we hear the most

Doesn't my tenant's insurance cover the building?

No. A tenant's policy covers their own belongings and liability, not your building or your liability as the owner. Requiring tenants to carry insurance is smart, but it doesn't replace your own landlord coverage.

Can't I just use a standard property or homeowner's policy?

Not for a rental. Homeowner's policies exclude property rented to others, and a standard property policy may not include the loss-of-rent and owner's-liability protections a landlord specifically needs.

Does landlord insurance cover lost rent?

Yes — loss-of-rent (fair rental value) coverage replaces the rental income you lose when a covered event makes the unit untenantable while it's repaired. It's one of the most valuable pieces of a landlord policy.

How is landlord insurance priced?

It depends on the property type, location, construction, tenant use, and the limits you carry. A portfolio is structured differently from a single unit. Start a quote or call and we will shop it with multiple insurance companies for you.
